MY HOME?

It is time to sell your home. What are some different ways you can sell your home? And what parties are involved along the way?

Different avenues to sell your home:

  1. Call a Realtor: 90% of people use a realtor or some sort of real estate subsidiary to sell their home. Read more about why you may want to consider using a realtor HERE.

  2. For sale by owner: If you have time, expertise, and some other professionals in your corner, consider a for sale by owner may be for you. Read more HERE.

  3. Online purchase platforms: These consist of opendoor, zillow, upnest, ect. We usually do not recommend using these platforms. All of these platforms still use local realtors to sell your home for you, or buy the home from you and re-sell it. The only reason companies like these purchase your home is if they know according to their data that they are getting it below market value, or else they would not purchase it. By using these platforms you will definitely sell for below market value.

Who are the parties involved in selling a home?

  1. Contract negotiator: You or a Realtor

  2. Marketing: You, a Realtor, or via online purchase platforms 

  3. Legal: Some states require a lawyer to look over all contracts.

  4. Title company: The company who issues a clean title report to prove you have the ability to sell it to the buyer. They also draft and handle all the required documents you need to sign to officially sell the home, as well as contact your mortgage company (if you have a mortgage) to arrange the payoff details and send the check to release the lien.

  5. Staging: There is online staging companies for vacant homes that edit pictures to look staged, or you can go the traditional route. Whether you state a home yourself or hire someone to help, staging should always be done to sell a home for top dollar.
