In our real estate business, we like to send our clients 1-3 months of "pregame" homes to review. If they inform us there is a home they would have likely offered on if the timing was right- we track that home and inform our client of the sold price and terms when it closes. This strategy eliminates months of learning curve and usually cuts the numbers of houses down to 8 before a contract is reached and usually can get client under contract within 3 weeks instead of 3 months.

How soon is too soon to start looking for a home? Is there a better time of year to buy a home?

 

In the "WHERE DO I START?" Timeline we advised you should start looking for homes within 6 months of wanting to be moved into a home. We recommend you find a Realtor who is willing to send you houses a few months before you are ready to put in offers for two main reasons:

  1. You understand the market in your area and what it will take to get a home in your desired area/price range.

  2. Your Realtor gets to know what homes excite you so they can better tailor your search.

  3. It gives you the time and flexibility to make offers where you can try to get a "deal" by trying less competitive offers slowly increasing their strength as needed.

Doing the process this way optimizes time and reduces frustration. Coming into a market also understanding what the homes you are interested end up selling for also helps to set expectations of what you may need to budget for (or cut back on) to get the home you desire with the right payment.

Unfortunately many people start actively looking at homes only 3 months before they want to be in a home. According to a report on realtrends.com on average it takes seeing 19 houses before most people get under contract on "the one".  Depending on how competitive the market is and your financial situation your offer may be more or less competitive, leading to a faster or slower turn time. Many people may lose out of the first few homes they decide to offer on because they do not understand their market.
